Our past experience has taught us that continuity is critical in the construction process. The “hand-off” of a project, and its client from the preconstruction department to project management can yield disastrous results if not handled properly.
To avoid the communication failures inherent in this scenario, Integra has organized it’s preconstruction effort differently. We do not utilize a preconstruction department to handle the early phases of a project. Our project managers are assigned to a specific project, and are solely responsible for all facets, from the first preconstruction meeting to the preparation of the owner’s maintenance manual. We believe that this one source responsibility alleviates communication failures and provides superior service to our clients.
The services that we provide during preconstruction include:
Review of conceptual design and proposed site utilization.
Development of a critical path preconstruction and permitting schedule.
Work with the design team to assist in developing details and provide advise concerning building systems and materials.
Identify each project’s long lead items and develop a procurement schedule.
Provide preliminary and final cost estimates.
Provide preliminary earthwork calculations for cut, fill and balance requirements.
Provide value analysis to ensure optimum cost efficiency in building systems and materials.
